Inspection
A HOME INSPECTION is for your security and peace of mind. Whether
you're buying or selling a home, knowing its condition assists you in having
a fair and smooth transaction.
Because you may not know
everything you should
about the condition of the roof, chimneys, siding and trim, attic
ventilation, foundation, electrical, plumbing, air conditioner, furnace or a
great number of other items in the home, a
professional inspection will help reduce your risk and lend to making the
entire home buying or selling process a bit easier and less stressful.
Your HOME
INSPECTION is a thorough, in-depth visual examination of the structural and
operating components of the home performed by trained professionals.
Prior to the inspection, we e-mail you our contract and the ASHI Standards
for your review. The trained inspector will be at your home for 2 to 4 hours. We
welcome you to follow the inspector step by step and ask questions. When the
inspection is over, our inspector will review all items of concern with you.
You will receive an
e-mailed computer generated report that is an in-depth report of our
findings and recommendations plus other information about the home.
U.S. Department of Housing and Urban Development (HUD)
requires buyers to sign a “Consumer Notice” advising them to get a house
inspection in addition to a house appraisal before purchasing a house with an
FHA mortgage. Additionally, HUD now allows homebuyers to include the costs
of appraisal and inspection in their FHA mortgage.
